How this property yield calculator works
The calculator converts rent to a monthly amount, subtracts vacancy and monthly operating expenses, then compares the resulting net operating income with property value.
Gross yield uses rent before expenses. Net yield and cap rate use net operating income before financing and tax. The optional mortgage payment field is only for a simple cash-flow check.
Region and currency settings change labels, defaults and formatting only. They do not perform exchange-rate conversion or create country-specific results.
Gross yield vs net yield
Gross yield is annual rent divided by property value before expenses. Net yield uses rent after vacancy and operating expenses, so it is usually a calmer starting point for comparing rental income with property value.
What net operating income means
Net operating income, or NOI, is rent after vacancy and operating expenses, before mortgage payments and tax. It helps separate the property operation from the financing choice.
What cap rate means
Capitalization rate, usually shortened to cap rate, is annual NOI divided by property value. In this calculator it is the same number as net yield and is shown before financing and tax.
