General estimate only

This calculator provides general pre-tax estimates only. It is not financial, tax, legal, accounting or investment advice. It does not account for depreciation, capital gains tax, income tax, financing approval, sale costs or all ownership costs.

How this property yield calculator works

The calculator converts rent to a monthly amount, subtracts vacancy and monthly operating expenses, then compares the resulting net operating income with property value.

Gross yield uses rent before expenses. Net yield and cap rate use net operating income before financing and tax. The optional mortgage payment field is only for a simple cash-flow check.

Region and currency settings change labels, defaults and formatting only. They do not perform exchange-rate conversion or create country-specific results.

Gross yield vs net yield

Gross yield is annual rent divided by property value before expenses. Net yield uses rent after vacancy and operating expenses, so it is usually a calmer starting point for comparing rental income with property value.

What net operating income means

Net operating income, or NOI, is rent after vacancy and operating expenses, before mortgage payments and tax. It helps separate the property operation from the financing choice.

What cap rate means

Capitalization rate, usually shortened to cap rate, is annual NOI divided by property value. In this calculator it is the same number as net yield and is shown before financing and tax.

Simple cash flow vs full rental analysis

The optional mortgage payment field subtracts a payment from NOI for a quick monthly cash-flow check. Use the Rental Property Calculator when you need loan details, upfront cash, debt coverage, break-even rent or a sale projection.

What this calculator does not include

This calculator provides general pre-tax estimates only. It is not financial, tax, legal, accounting or investment advice. It does not include income tax, depreciation, capital gains tax, financing approval, sale costs or every ownership cost.

FAQs

What is rental yield?

Rental yield compares rental income with property value. It is a quick way to compare rent and price, but it does not include every cost or risk.

What is gross yield?

Gross yield uses annual rent before vacancy and expenses, divided by property value.

What is net yield?

Net yield uses net operating income after vacancy and operating expenses, divided by property value.

Is cap rate the same as net yield?

For this calculator, cap rate is annual net operating income divided by property value before financing and tax.

Does this include mortgage payments?

Only as an optional simple cash-flow field. It does not model loan amortisation, total interest or principal repayment.

Does this include tax?

No. This is a general pre-tax estimate and does not include income tax, depreciation, capital gains tax or local tax rules.

Why does vacancy affect yield?

Vacancy reduces the rent expected to be collected over time, so it lowers effective rent and net operating income.

Should I use the Rental Property Calculator instead?

Does changing region convert currencies?

No. Region settings change defaults, labels and currency formatting only. They do not perform exchange-rate conversion.
